BRSC Kingswood Shop update

June 13, 2013

The Supporters Club Committee has recently obtained planning permission from Bristol City Council for the redevelopment of the top two floors above the Club shop at 199 Two Mile Hill Road.

This permission is for separate access to a 2-bedroom flat on the first floor, a single bedroom flat on the top floor and restructuring of the ground floor shop, office, store-room, kitchen and toilet facilities.

Unfortunately, whilst we are assured that the building is structurally sound, it is in a very poor condition and will require a large sum of money to carry out any conversion work and to make good the state of the shop, particularly with regards to the electrics and plumbing. The requirement for such a considerable financial outlay could not be expected to make any worthwhile return within a reasonable period of time for the Club and therefore the Committee has decided to put the premises on the open market for sale with the planning permission in place. We are now starting the process of marketing ‘199’ and looking for a suitable replacement shop in the Kingswood/East Bristol area, probably on a rental basis, in order to continue the Supporters Club’s current daily activities in providing sales and services to our members. We are however mindful that Rovers’ new stadium at U.W.E. is bound to make a profound difference to the ways that both BRFC and the Supporters Club will operate in the future and the Committee are liasing closely with the Board as to how we can best continue to provide services to supporters in the coming years whilst at the same time committing every assistance, both in financial and personnel terms, to the Football Club.

The Committee wishes to place on record our sincere thanks to Club members Pete Gildersleve, (FRICS), of Gildersleve & Payne and Mike Reed, (DipBE, MRICS), of Wider Consulting for an enormous amount of work carried out on an entirely voluntary basis in drawing-up plans and obtaining the planning permission.

We will keep members informed on future developments regarding the Club shop through the website, match programme and Newsletter in due course.
